Order Resale & Refinance Forms or Resale Certificate Review

PLEASE READ THE DESCRIPTIONS BELOW CAREFULLY BEFORE ORDERING.  NO REFUNDS WILL BE MADE AFTER THE DOCUMENTS ARE DELIVERED.

Disclosure/Resale Certificate:  this Report is normally purchased by the seller or the seller’s agent and given to the buyer or buyer’s agent when required under RCW 64.34.425.  It contains important consumer information about the association and the home. The processing times to complete this report as well as the associated costs are listed below.

The Disclosure/Resale report includes the following: Amendments, Articles of Incorporation, annual Audit, Budget, Buyer’s Receipt, Bylaws, Declaration and Amendments, Insurance Certificate (not the master insurance binder), two years of Meeting Minutes, monthly Financials Statement, prior year-end Financial Statement, most recent Reserve Study and/or Reserve Study Disclosure, Rules and Regulations, Seller’s Signature Page, and Special Assessment Disclosures. Please note some of the above listed may not be applicable to all associations.

The Disclosure/Resale Certificate is date stamped and time stamped. The information in the Disclosure/Resale is valid for the date stamped on the issued report.  The information in the Disclosure/Resale Report may be updated within 6-months of the original issue date by purchasing an Update Report (see below for associated costs).  If the original Disclosure/Resale Report is more than 6-months old, then an updated Disclosure/Resale Report must be ordered.

Update Report: this report is used to get updated Disclosure information, at a reduced price, when the sale of the home has been delayed.  An Update Report can only be ordered if a Disclosure/Resale Report has already been ordered for the home within the past 6-months from the original issue date.

Lender Report (a.k.a. Condo Questionnaire): it is our policy that a Lender Report be ordered to ensure the most current and accurate information is received for lending purposes.  This Report is used by a lender as underwriting information in making a mortgage for a home in an association. The processing times to complete this report as well as the associated costs are listed below.

The lender report includes the following: Amendments, Articles of Incorporation, Budget, Bylaws, Declaration, Insurance Certificate (not the master insurance binder), Litigation Disclosure, two years of Meeting Minutes, monthly Financial Statement, most recent Reserve Study and/or Reserve Study Disclosure, Special Assessment Disclosure, and a Standardized Lender Questionnaire. Please note some of the above listed may not be applicable to all associations.

This Report is date stamped and time stamped. This report is valid for 30-days from the issue date. Any update requests within the 30-day window will be provided free of charge. Once the 30-day grace period for free updates has expired, a new report must be ordered.

Escrow Demand (a.k.a. HOA Demand):   this Report is normally purchased by the escrow company to obtain payoff information in order to ensure all funds are collected for the property. It will include funds that are owed for both the seller and purchaser. This report is valid for 30-days from the issue date. Any update requests within the 30-day window will be provided free of charge. Once the 30-day grace period for free updates has expired, a new report needs to be ordered.
